Wrap Up Thoughts and Video from Kevin and Key on Training Sessions as of June 21st 2013

Kevin Ahearn and Key Yessaad just finished session 5 through 8 of the i-FASTtTRAC Real Estate Training Program. Kevin focused on Prioritized/Proactive Prospecting with an emphasis on Open Houses, Farming, For Sale By Owners, and the importance of Just-Listed Just-Sold Postcards in generating new Real Estate Listings.

Key took the topics of Internet Marketing focusing on the Psychology of Search, How Web Crawlers work, and the importance of an Internet Marketing Bio that is properly Written, Linked, and disbursed.

 

Week 5 of the program starts Monday July 1st with sessions 9, 10, and 11, and for 3 days Kevin and I will push our Agents towards prospecting both on the Internet and in person; Kevin will start with Expired Listings and how to work them strategically, then onto Building a Referral Business Program, and how to effectively convert Leads. Key will share the ingredients of a Proper Web Container, commonly called websites, and the 12 MUST Ingredients and tools they must have for High Visibility and SEO.

 

During week 3 of the trainings Kevin and I released 10 news How-To Videos for additional learning and helping the agents absorb strategic ideas at their own pace; this combination of Live Training and How-To Videos is working very well for the agents who apply their new Real Estate Learning properly to generate more listings and more business.

Your Real Estate Business is a Reflection of Who you are and your Values

Michael Gerber harshly and correctly makes this statement in his book The E-Myth Revisited: ‘Your Business is nothing more than a distinct reflection of who you are. If your thinking is sloppy, your business will be sloppy. If you are disorganized, your business will be disorganized. If you are greedy, your employees will be greedy, giving you less and less of themselves and always asking for more.’

 

As Kevin and I move through the Real Estate Training Program i-FAStTRAC, we are cognizant that many of our agents are willing to work hard, but they work hard sometimes on the wrong activities; which leads them to be discouraged and abandon a career they love.

 

Kevin will nudge agents towards Prospecting by focusing on Target Marketing and Farming, and I will illuminate how Web Crawlers work – for example: Did you know that when you are searching the internet you are not Searching the internet? I know sounds odd – but it is this type of understanding that gives you the best Search Engine Visibility. See you in Class shortly!

Overcoming Challenges is easier when you know what to do

Today we jump into session 5 of our Real Estate Training Program and this quote from Anthony Greenbank sets the tone: “To live through an impossible situation, you don’t need the reflexes of a Grand Prix driver, the muscles of a Hercules, or the mind of an Einstein. You simply need to know what to do.”

 

Kevin will start part I of of Prioritized Proactive Prospecting with the Power of the Open House in Prospecting, and I will open our Agents’ minds to the Psychology of Search Engines and the proper thinking required to become a successful Internet Marketer with proper Search Engine Optimization Results.

 

The value of traditional Marketing is no longer as powerful as when it is intertwined with Inbound Marketing, and Search plays a big role – in essence our new breed of Real Estate Professionals must learn to get to Search Engines before they can build the proper bridge of working with their Real Estate Buyers and Sellers.

Your Internet Marketing Bio

You’re Internet Marketing Bio!

Hello there agents and brokers! Today I will be covering some recently discussed topics with regard to your Internet Marketing Bio! In several previous sessions Key went over the properties of a SUCCESSFUL Internet Bio and the reason such Bios are necessary and useful. I am recapping that session today!

 

 

As we have been learning over the past several weeks, Key’s mission is essentially to help us sell ourselves to people who don’t know us…. by use of the Internet. We have learned several things regarding how the Internet Works including information about Search Engine Optimization or SEO! From Web Spiders…to Web Crawlers… to Key Words… To Google …we have discussed it all and now it has become clear that in order for customers using the Internet to find us we have to first be there and then most importantly be viewable. One way of becoming more viewable is by adding content to our websites, via blogs, back links and bios!

 

 

Now that we know the importance of adding organic content to our websites, one of the first things we should look at is creating an official Internet Bio. Internet Bios should always contain 5 Main Ideas or Topics! These topics include Market/Location Information, Experience and Expertise, Testimonials, Agency Vision Content and Personal Vision or Commitment. Be sure to really think about your bio and the content that you add. You need to be specific. For example under your ‘Experience’ section you should include awards and/or business affiliations. Testimonials should be current and are necessary because you are in the Referral Business. Additionally, don’t forget to utilize the power of your smartphone and video when gathering testimonials! Lastly, your Personal Paragraph really needs to be about who you are and humanize you to the searcher. They need to know what you are about!

 

 

Key posed a wonderful question in this previous session asking us to ponder the following: “What if, the Business of Real Estate was not the Properties that change hands….but those who create the conditions for Properties to Change Hands?!” By looking at Real Estate as a business about the Sales force like yourself, you can further understand why a good bio that covers the topics above is a not only necessary for your web presence but for your sales presence in general! Your bio is the starting point for your sales SUCCESS on the Internet.

Just Listed/Just Sold Promotion Strategy

Another of our recent Prioritized Proactive Prospecting sessions covered the topic of Lead Generation with regard to Just Listed and Just Sold Promotions. Specifically, in this particular session Kevin laid out the foundation for Creating a Fully Integrated Just Listed/Just Sold Promotion Strategy, tips for expediting these promotions and also various scripts to be used.

 

 

Whether you are new to the business and have yet to list or sell your first property, or you are a top producer, having an integrated promotion strategy implemented when a listing or a sale occurs is a necessity to having consistent and continued Listing SUCCESS. There is a cycle that every agent needs to be aware of. First you get the marketable listing, and then you proactively ‘Tell’ the world about your listing (through your Just Listed promotions), you get the listing Sold, and then you proactively ‘Tell’ the world about your sale (through your Just Sold promotions)! Sounds pretty simple and straightforward right? Well you would be surprised at how many agents simply do not share with the world their Listing and Sale SUCCESS properly and therefore they miss out on future leads.

 

 

Thankfully, in our Just Listed/Just Sold Prospecting Training, Kevin provided us with a Step-By-Step Integrated Just Listed/Just Sold Promotion Strategy. We learned recommendations for how many notices should be delivered per month and whether or not these notices should be mailed or delivered in person. Recommendations for Promotions to be delivered in one’s Farm Area vs. Recommendations for Promotions to be delivered if a listed or sold property was perhaps NOT in the agents particular Farm Area, were also provided.

 

 

After a strategy has been created, clearly the next step is to implement it! Kevin gave us 9 Tips to be used When Expediting Just Listed/Just Sold Promotions. These tips included starting the promotions within 3 days of the listing or sale, creating combo notices that not only highlight a listing but perhaps also an Open House that will occur, Sending Promotions to Referral Contacts and past clients and of course making sure the notices are personally branded and link back to your website.

 

 

The last portion of this amazing session gave us Script Content and Sequence information for our direct follow up of both Just Listed Promotions and Just Sold Promotions. We were also provided scripts for phone and email follow-up of both. These scripts can be located in your session handout!

For Sale By Owners!!!

Hey there again!! It’s been a while since my last entry, but nevertheless, I am here today to discuss one of the recent Prioritized Proactive Prospecting topics with regard to…..For Sale By Owners!! Also known simply as FSBOS!

 

 

In order to understand how to SUCCESSFULLY prospect For Sale By Owners, Kevin revealed to us Why some Sellers choose to sell their own properties! He named several specific reasons the first of which is to simply save $$$ on the Commission. You also have certain sellers that have had bad experiences with Real Estate Agents, some think selling is easy or they like the challenge of the sale, and yet others simply have a weak motivation to sell <---- (Agent Beware!). Whatever the reason behind a Sellers motivation in choosing to go the FSBO route, it is somewhat important for you to understand the logic behind such a decision should you hope to someday actually list the property.

 

 

In this session on FSBOS Kevin also gave us a list of 30 Ways to Successfully Work For Sale By Owners! That’s right folks 30 different things you can do consistently in order to ensure that you effectively prospect FSBOS and increase the listing side of your Real Estate Business. First and foremost, one must of course, target these Sellers located within their Market….and you should do it quickly by making contact within the first 7 days. You have to get street smart and canvas your area regularly in order to do this! Additionally, in targeting FSBOS within your market there is always strength in a physical contact! So no phone calls. You have to pursue these individual sellers and treat the pursuit like a courtship...face to face. There is a maturation cycle that these Sellers will need to go through in order for you to build their trust and then ultimately gain their business. Given this cycle, patience and persistence are a necessity. You must be sure to ask a lot of ‘Wh’ questions….including WHY are you selling?, WHY have you decided to sell the property yourself? and WHAT is your motivation to sell?! Again, you can’t push too much too quickly but you need to determine seller motivation. Time and follow up should be spent on motivated sellers. By developing a 10-15 step follow up procedure you can be sure to never waiver in your pursuit!

 

 

Kevin also suggested the use of several different highly effective For Sale By Owner Approaches. These approaches can be used to help further guide your initial face to face contact with a Seller. The approaches are as follows: Relocation Approach, Specific ‘Property' Approach, Specific ‘Prospect’ Approach and Survey Approach. In our Session 7 handout we also were given a For Sale By Owner Questionnaire. These questions were to be used as a guide in the development of your relationship with motivated For Sale By Owners. Kevin noted that this questionnaire is not designed to have all questions asked at first contact….simply over time as the relationship develops.

 

 

The real keys in marketing yourself to For Sale By Owners is to understand why the Seller has chosen to sell their own property, knowing how to approach these sellers and develop a relationship with them, being able to provide consistent communication and follow up and having patience and persistence in the pursuit of their business!

Prospecting and Inbound Internet Marketing!

This week we started our training with the topic of Prospecting!! Prospecting is an integral aspect to an agents SUCCESS in Real Estate. We started out this topic by discussing the Daily Prospecting and Lead Generation Funnel that Kevin provided. Essentially, this funnel shows us the different levels of daily prospecting activities starting with Integrated Farming efforts like warm canvasing and chance contacts and then progressing to prospecting those individuals with a ‘known need’ (Ex. FSBO’s) and finally prospecting efforts geared toward Networking/Referral Contacts. In using this funnel, Kevin was able to demonstrate the various levels of prospecting categories and show agents WHY they need to be prospecting! What many agents do not realize is that they actually fail to prospect for various reasons including fear of failure and even fear of SUCCESS. To help establish the confidence some of us need in order to prospect on a consistent and successful basis, Kevin was kind enough to share several scripts regarding warm canvasing of a farm area. It was a great step by step approach! Thank you Kevin! We also learned in this initial prospecting session ‘How to Promote and Host an Open House’ and the correct follow-up procedure after conducting the Open House!

 

Key focused his session on the Psychology of Search Engines and further provided us with information on Inbound Internet Marketing vs. Outbound Marketing. He emphasized that both forms of Marketing are necessary, however, Outbound Marketing which includes, TV commercials, radio, newspaper, is merely a numbers game while Inbound Marketing is customer driven given that the customer is doing the researching. With regard to Inbound Internet Marketing, we have to offer content via the Internet in order to make a connection with these researching customers. This content includes Blogs about a property, Videos, Podcasts and Proper SEO. By providing this information via the Internet, we then become 'Viewable' to the customers search. Now if you are like me, you are probably asking….HOW do you ensure that when a customer searches, you are there ready to be viewed and then chosen? Thankfully, Key provided us with an outline for the correct Structure of Inbound Internet Marketing! Essentially, by understanding search engines and learning how to structure your web presence any agent will soon be able to convert a customer search into a Sale!

The Internet and Internet Marketing!

Finishing out our first week of i-FastTrac, Key Yessaad gave us a wonderful introduction into the world of online Marketing. Key started his session by answering the questions ‘What Is Marketing?’ and ‘What is Real Estate Marketing?’ He stated that the job of Real Estate Agents is to offer the best marketing available to their sellers and in turn by having the right marketing magnet, an agent will also attract buyers. In this session, he also discussed the roll of your website in marketing and the role of social media in marketing.

 

In order to have an effective Inbound Internet Marketing Plan Key explained the importance of understanding the role of GOOGLE in the internet.Yes, I'm sure you have heard of it and I'm sure you have used it but do you genuinely UNDERSTAND Google?! We learned that 75% of searches happen on Google! Your customers are using Google and therefore, you as a Real Estate Agent must be sure that you get to Google in order for your Internet customers to be able to get you! Always, remember Google is about the people we don’t know. They are searching online and therefore we need to be there! And…Thankfully, we have KEY to show us how to be there!

 

Again, this session was a great intro into understanding the Internet and the need for Inbound Internet Marketing. Key was able make us realize that ‘Traditional Marketing’ and ‘Internet Marketing’ are not the same and both are integral towards a Real Estate Agents SUCCESS in today’s technological marketplace!

 

Key shared a great video in this session that even further highlighted the necessity of utilizing the Internet correctly in your marketing efforts!

 

This session was a great way to end the first week of LIVE i-FastTrac training in 2013!

i-FastTrac Session 4.1 - Time Management Cont...

Finishing out our first week of training in 2013…we once again discussed the topic of TIME MANAGEMENT. However, in i-FastTrac Session 4.1 Kevin took Time Management a step further and pointed out several 'Time Robbers' that can adversely affect a persons ability to manage their time effectively. These ‘Time Robbers’ are essentially the result of Poor Planning, Procrastination (guilty as charged :), Passivity and Perfectionism (Guilty again). Kevin provided many examples of daily'Time Robbers' that we need to become more aware of. I learned that my biggest 'Time Robber' is being indecisive! My goodness, sometimes I drive myself crazy with the “should I do this?...or perhaps I should start with this??... and before you know it I have not accomplished anything I had planned due to my indecisiveness! It must be the Libra in me! Lol!

 

 

Considering we all fall victim to 'Time Robbers' at some point, we also learned about some valuable ‘Time Savers’. These ‘Time Savers’ included arriving early and staying later when necessary, being flexible with our schedules and prioritizing (a necessity for the indecisive like myself)! Basically, in order to have a successful Time Management Plan we have to be able to recognize the little things we do on a daily basis that can eat away at our time! By instituting behaviors and actions that can in fact counteract those 'Time Robbers' we are able to effectively manage time and remain on the track!

 

 

In summation, Kevin reminded us that we are the president of ‘Me Incorporated’ and in order to succeed in our Real Estate Business, we have to bring structure to a business that typically does not have structure. The Real Estate Business does work provided you work it like any other business! By Setting Goals, Planning your Weeks in Advance, Having an Effective Time Management Plan and a Checklist for that plan and by maintaing a Proactive/Positive attitude, you have will be a SUCCESS. "If you think you can....you can! If you think you cannot...you are right!" I will always remember

“If Anybody Can…I Can!"

 

 

In my next entry I will address the specifics of i-FastTrac Session 4.2 conducted by Key! In this session Key finished his discussion on Gmail and then he brought us into the world of Internet Marketing! It was a wonderful introduction to Internet Marketing and more specifically Inbound Marketing! Stay tuned for that overview!
