I started farming in the last session and I the area is 300 homes. I started with with an open house and I went door to door to delivery the flyers and I got one listing appointment. Next I mailed out Just sold post cards and I got another listing appointment. Now, I am still in touch with one of the sellers and he has some problems to correct  before he can sale, but it does work. The class today made me focus my plan and how to prioritize my activities. Thanks.

I started farming with an open house also last spring by going door to door with invitation flyers (inviting the surrounding neighbors to an open house). I had the open house on a Saturday & Sunday but only had one of the neighbors out of the 100 homes I handed out invitations to. But they gave me a listing appointment for the next day after my Sunday open house. Two days later they signed the listing agreement and the property sold last month after a grueling year of the seller turning down 3 previous offers! I also placed a directional sign in the seller's neighbor's yard and they said they were considering selling their home in the next year and asked for my business card. So the door to door farming really just have to do it! I plan on holding open houses during the weekday from now on instead of on the weekends.

My experience is from my last listing, I was sent to a co worker of a reletive to look at some merchandise for sale, after talking to the homeowner, I realized they were interested in selling.  I got the listing following Monday.

Believe it or not, going around the neighborhood Garage Sales are another good way to land a listing.
